392/400 CPW Lobbies
Recent renovation work maintains the optimistic modern spirit of these 1959 buildings, originally built as middle class slum clearance housing, while introducing a touch of contemporary sophistication befitting the buildings' new status as condominiums. Restoration work included renovation of the common areas (lobby, elevator, and corridors) as well as remedial maintenance work (masonry repointing, terrace repairs, and new service ramps) and future site planning (yard, parking and play area improvements).
The lobby was reconfigured for more graceful access from the rear of the buildings and to create a central concierge stationpoint. Floor levels were raised to connect the existing corridors and requirements; upgrading of mechanical, electrical, communications and security systems; as well as new lighting and finishes.
The palette of modern materials includes diagonally-set black granite with a white 'mist' pattern, cherrywood zig-zag screens at important nodes (entry, front desk, waiting area, etc.), stainless steel details (base, handrails, elevator, cabs and custom torcheres) and a 'people's brick red' color for exterior canvas and painted steel. The modern spirit moves from unbridled fifties optimism to the more restrained ambitions of the nineties.
